No POF – Go through POF foundation

  1. Arrange to sign binder and agency with the buyer
  2. 1 hr later, the report: offer made will FU
  3. Report LA still communicating with seller but mention POF, I said buyer need prepare. Explain why it’s common sense a lot of buyers not ready. Seller prefers not to wait. Will try
  4. Repot: not yet. The seller wanted higher, still, convince (no competition bring up)
  5. Report: Ask POF again and also asked if funds in place, since it’s the standard process. I said working on it. In case really need it, it’s better to prepare if you don’t have it yet. – 你要让买家知道屋主已经开始考虑你的出价了。当初屋主本来是希望更高的价钱,我还在想办法帮你尝试,努力帮你争取下来,说服屋主接受你的出价。(就算房子是90w, 买家出70万,你也要这么说,因为如果你不怎么说,他就不会给你资金证明,买家会觉得等屋主接受了再说吧,如果屋主不考虑买家的出价,买家为什么要给你买家经纪资金证明?)

大部分买家不会随便给别人资金证明,他们最多给2个到4个经纪最多。

在出价的阶段,你如果没有和买家有四次以上的来来回回,你台价格的可能非常低。

当你帮买家出价后,你要跟买家说,我已经帮你出价了,过几个小时后我回帮你跟进,接下来,你要和买家回报,你有和LA持续保持沟通,屋主有跟我们提到资金证明的事情,我已经告诉他们说买家会去准备,然后你要和买家解释,很多买家希望等出价被接受再去准备钱,不过很多屋主都不愿意等。

第一次出价的买家,你不要告诉买家有其他的人跟他竞争,因为你说这个话,第一次的买家很容易就不买了。你以为买家会急一点,但是很多时候,买家会感觉 那就算了 我不想去和其他买家去竞争,要是买贵了就惨了。

BBCC – 第一个B 你一定要去了解买家背景,你不了解买家背景,这一些操作都没有什么用。你知道买家的背景是为了知道他的地雷在哪里,然后你就不要去踩。因为买家需要你慢慢的去引导他。

有的时候如果买家出价太低,你也不要去拒绝买家,因为你主要是要去拿到资金证明。
